Selling Your House? Don’t Neglect These Areas
Many people are often so excited by the thought of selling a house and moving into their new home that they can forget to pay attention to some key areas before listing their property on the market.
To gain the interest of prospective buyers, you have to ensure that your house is in a good condition.
Eliminating problems before listing your real estate on the market will also help you once an agreement has been made too.
Here are three areas that many people can neglect when listing houses for sale – so keep these in the forefront of your mind.

Gutters and roof
Roof gutters are susceptible to mould, mildew and the buildup of plant matter. If this isn’t properly managed, then it may result in blockages or cracks and leaks. This can then cause flooding or leakage of water in some areas of the property.
Before you list your home on the market, ensure that all of the gutters, downpipes and leaderpipes are checked for blockages and leaks. It may take a bit of climbing around on the roof, but it’s well worth it to ensure that everything is up to scratch.
While you’re up on the roof, keep an eye out for missing tiles or damage. Moss and lichen can cause the surface to deteriorate, while broken or missing tiles can lead to water leaking through into the home.
Damaged areas can also absorb moisture, leading to the roof becoming heavier and placing more weight on the structure of your home.

While it’s good to ensure that your property is tidy before photos are taken or open homes are conducted, there is a lot more that you can do to get your home looking spick-and-span.
Have a look around your home and make sure all door jambs are clean and dust-free, mould is sprayed and cleaned, carpets are stain free and the yard is maintained.
It’s also worth it to clean the exterior of your house. Not just the backyard or driveway, but the walls, doors, windows and roof too. You can put in the elbow grease yourself and get this done in your own time; however for best results it’s advisable to get a professional to do this for you.
Don’t forget to check the garage too, as this is a key area for spider webs and engine-oil stains. If you happen to have some unsightly oil stains, then use sugar soap and a brush to get rid of them.

If there have been a few niggling problems in your home that you have neglected to maintain, then now is the time to take care of them!
It may be a bathroom door that fails to lock, or a leaky pipe in the garage. There may also be a more significant problem, such as a rotting deck which needs to be repaired, or a broken garage door system.
Some of these issues may be a deal-breaker for some prospective buyers, or might even crop up as an issue during the negotiation process to delay settlement, so it’s best stay on top of these problems as they arise.
While you are checking for repairs, you may notice some areas in your home that could do with a replacement, rather than a fix up. Performing some minor renovations to your property has its benefits, as they can add value to your home.
Whether it’s replacing carpet, laying new tiles or giving cupboards and walls a fresh lick of paint, these are all great ways to give your home a new and fresher look.
